To put it simply, we use a metal detector. Not something you would ever use on a beach. Also, if you see someone using a beach metal detector please ask them to leave. We use a Fisher TW-6 dual box metal detector, this is because its sensitivity can be properly adjusted to ONLY hit on large areas of concern. We're not going to mark anything smaller than 3x3ft, because thats the size of a 275 gallon UST. Oil tanks can range up to multiple thousands of gallons in size. For an additional cost, we can also deploy Ground Penetrating Radar (GPR) which can assist in the identification of an area of concern or can be used to penetrate reinforced concrete, which our Fisher cannot do.
A common misconception about GPR is that it can 100% identify an object underground. THIS IS NOT TRUE! It can generate a rough parabola/line on the screen and the highly experienced technician will need to interpret what the GPR is showing. We cannot tell you if the large cylindrical area is 100% an oil tank without other evidence found in the area. In most cases we still need to recommend an exploratory dig to 100% ID what the area of concern is.
Exploratory Dig
After locating an area of concern we always recommend an exploratory dig. This at additional cost. We come back to the property usually at a later date and dig a small hole, usually about 2x2ft, and dig to the depth of the anomaly to determine if it is an oil tank. If it is an oil tank, we recommend the removal and potential remediation before proceeding with the closing of the house. This is almost ALWAYS the cost of the seller.
